Or you can sell 24 payments, or 36...you get the picture. If you have a balloon payment you may sell up to the balloon payment and then collect it. This last scenario is less appealing to investors.

Another option is selling a portion of each payment and continuing to collect the unsold portion. For instance, you could sell 1/2 of each payment and still collect 1/2 of each payment. Normally done when the monthly payment you collect is of a substantial amount. In this way, you get a lump sum of money and still continue to collect a monthly payment as well.

Partial payments have some down falls also. On the down side, partial purchases mean you are still need to be involved with the note and if it should default, you are likely to be affected by the default. Make sure you are protected in your contract like what happens in the event of a late payment or default. You want this clearly spelled out in your agreement with the investor before you finalize the sale of the note.

Many times a partial purchase will actually allow you to collect a much larger total sum of money for the note than a full purchase will allow. You may actually end up collecting more than the face value of the note in some instances.

California Defaults Up 67%

Mortgage defaults rose to a three-year high in California for the second quarter of 2006. The 67% year-to-year increase saw 20,752 default notices sent to homeowners across the state.

When compared to the first quarter, the increase was 10.5%, up from 18,778. There were 12,408 notices sent out in the second quarter of 2005. Notices of default mark the first step in the foreclosure process.

This is an important trend to watch, but doesn't strike us as ominous, said Marshall Prentice, DataQuick's president. We would have to see defaults roughly double from today's level before they would begin to impact home values much.

Prentice added that due to the extreme low numbers of defaults in recent years, most industry experts have expected to see defaults rise as home appreciation slowed.

We hear a lot of talk about rising payments on adjustable-rate loans triggering borrower distress, he said. While there's no doubt some of that is going on, as far as we can tell the spike in defaults is mainly the result of slowing price appreciation.

Slowing prices make it more difficult for homeowners to sell their homes for the amount they owe. Many are left with more debt than home value.

With the increases in interest rates over the past two years, the formerly booming market has begun a slowdown. California defaults hit a low of 12,145 in the third quarter of 2004. During 2004, home prices were gaining over 20% annually.

This year, annual price gains have fallen into single digits in many of California's key markets, according to DataQuick data. As home prices level out, more defaults are expected to come.

In July, median home prices in San Diego and Sacramento counties fell about 1% for the year. Second-quarter defaults rose by 99% in San Diego County and 109% in Sacramento County.

DataQuick reported that defaults remain one-third the peak levels reached in 1996, the last time a housing recession hit California.

They are basically fungi, as are mushrooms, mildews and yeast. They are the essential part of the process of cheese making. Penicillin is originated in mold. So there is nothing wrong with them except in very specific situations: for example, when they get their way into our homes.

They usually begin growing when they find moisture on carpets, wood, paints, and insulation. Excess moisture will build up from a flooding episode, high humidity, a leaky bathroom or a damaged roof. As soon as mold spores settle in a house, they feed on the moisture that they digest to grow.

Once mold spores settle in your home, they need moisture to begin growing and digesting whatever they are growing on.

How do they affect you? Mold spores, released into the air, will be absorbed through respiration or by skin contact to the affected area. They can also get in your body when you eat moldy food or by mouth contact after manipulating moldy materials. For a healthy person, being exposed to common mold is not a great risk. 1. Lentils

This is vitally important to any image. Most cameras come with settings that can change the resolution or image size. A lower resolution means that the resulting image will be smaller and may, for example, be emailed or included in a website. Less expensive cameras have lower resolutions. But even if your camera offers lower resolution, always take the highest possible. One can always reduce the resolution, but may not increase even with a post production software.

5. Compression

It remains a moot point. Whether shooting with JPEG, TIFF or RAW result still under discussion. The bottom line is that shooting with a setting jpeg will always be a compressed file. To obtain this compression some information of this image should be discarded or lost to create a jpeg. This means that information is lost forever and can not be recovered if the file is expanded. You have to balance that with how the loss will be significant in the final image. You can change these settings, ranging from low to high quality. If it's important to have a lot of pictures on a disc and the quality is not that important, then you can change these settings. I prefer to use RAW, which is like a digital negative, but if I use the JPEG format and then put it at the highest JPEG quality setting possible.

The call quality image stays with you, the photographer. What is the end use for the image sets. If you are a web designer or a parent to send images by e-mail to grandparents and low quality is very good. If you will be printing your photos in large format and then setting the highest possible is vital.

But the bottom line is always to get the best quality if you are unsure. If you do not then one way to remind yourself to return to a higher whenever you're done.

Try to break the habit of quality vs. quantity. You may be looking for the diamond in the middle of the coal seam, but mostly there is no coal and no diamonds. You have to concentrate on creating perfect pictures and not take as much as possible and hope for the gem.

Unraveling Real Estate Jargon

Homeowners have a seemingly insatiable appetite for information about the housing markets. Are prices going up? How's the market? Is now a good time to sell? they ask. Research reports and newspaper articles provide useful answers, but the information is usually buried in economic jargon. What is a median price anyway? What does seasonally adjusted mean? Does anyone understand unsold inventory index?

To help you follow the numbers, here are some helpful definitions:

Median price. An oft-cited indicator of the strength and direction of a housing market, a median price is the midpoint of all the prices of homes sold in a given area during a specified period. Midpoint means half the homes sold for higher prices and half the homes sold for lower prices. The median isn't the same as the average, which would be calculated by totaling all the prices and dividing by the number of prices. The median price can be affected over time by the characteristics and sizes of homes sold as well as price trends. For example, if the market shifts from starter homes to luxury mansions, the median price will increase even if homes are not appreciating in value.

Seasonally adjusted. Housing markets are naturally more active in the spring and summer months because people prefer to move during the longer warmer days and between school years. That pattern means it's difficult to make meaningful comparisons between results for different months or quarters of the same year. To overcome this hazard, economists statistically tweak the reported number of homes sold during various periods to reflect seasonal variations. The tweaked numbers are denoted as seasonally adjusted.

Price discount. The price discount is the percentage difference between the seller's initial asking price and the actual purchase price of the same home. For example, if a home were priced at $200,000 and sold for $190,000, the discount would be 5 percent. Price discounts are usually reported as an average for a set of home sale transactions. A small percentage, on average, means the market favors sellers, while a large average discount signals a buyer's market. Unsold inventory index. This index, which indicates the pace of the market, is calculated by measuring how long it would take for all the homes currently on the market to be sold at the current rate of sales. A smaller index is a positive sign for sellers, while a higher number is good news for buyers.

Affordability index. An affordability index measures whether a typical family can qualify for a standard mortgage to purchase a typical home. A typical family is defined as one that earns the median income in a given area, and a typical home is defined as a median-priced single-family house in the same area. An index value of 100 means a median-income family has exactly the amount of income needed to purchase a median-priced home. A number higher than 100 means the family's income is more than adequate, while a number less than 100 means the typical family can't afford to buy the typical home.

Since I was a child I adored canopy beds. Growing up, my parents had a large wrought iron bed that I still think with great affection. Learn Digital Photography Lines Bring Life to Your Photos

One of the most important elements in photography is the lines. Our world is full of lines, angles, triangles, squares and diagonals and again, our brains are trying to bring order into confusion. The lines are pleasing to the eye, which means they must be ordered, making them important. So how can you bring that element in your photograph?

Let's start by examining the rows in a simplistic manner. Take a look at the line of railway humble and use it to remember this. What makes a line of railroad do? It takes you somewhere. When searching for lines in an image, locate a line that draws the eye and the door to a point in the image.

Some of the most striking images, use a strong line, like a river, road or fence to guide the eye to a focal point. Before I hoot and say that this is not the only way we look at the lines in a picture, to understand what I'm trying to do. In all our items that you learn step by step. Similarly here. I want you to be able to go out without much direction and find rows and take pictures of lines that do something for you, and perhaps bring the WOW factor.

Before you start shooting here are some guidelines to help you. These are the types of lines to follow:

1. Vertical.

This should be self-explanatory. Remember to use the vertical format. He brings height and volume of your images and can be quite striking especially when shooting from a low angle. Thus, if the lines are vertical your scene you need to turn your camera vertically.

2. Horizontal

This should be self-explanatory. This time use the horizontal format. Search horizons, but do it perfectly right. There is nothing worse than a crooked horizon.

3. Converging

These are lines that start from as railroads and then as they disappear, they appear to join the distance. A very effective way of using two vertical. It does not really work with the horizontal.

Home Prices Grow 3.7% in Second Quarter

Home prices continued to slow during the second quarter for most metro areas in the US.

Price gains fell into the single digits in many areas. The national median price for an existing single-family home was $227,500 for the quarter, an increase of 3.7% from $219,400 for the year.

The median price is not the average home price, it is the point where half of the homes sell for more and half sell for less.

One-hundred and fifty-one metro areas were covered in the report by the National Association of Realtors. The report saw 37 areas with double-digit annual increases and 26 metro areas with minor price declines.

The majority of the markets showed declines also experienced a weakening local labor market.

With more sellers competing for the pool of buyers, the pressure on home prices has evaporated in most metro areas, said David Lereah, NAR's chief economist.

Metro area condominiums and co-op prices in 57 markets had a national median existing condo price of $225,800 for the second quarter -- a 0.3% decrease from one year ago.

Fifteen metros had double-digit annual gains in condo price, while 14 areas experienced declines.

Buyers generally have more choices in the condo market, so prices in many areas are fairly flat, said NAR President Thomas M. Stevens.

Speculators have left the market, meaning most buyers in the market today -- both single-family and condo -- are serious buyers who plan to stay in their homes as a long-term investment. Over the long haul, housing is the most solid investment that most people make.

The largest leap in single-family home price increases occured in Baton Rouge, Louisiana, where the quarterly median home price was $172,300. This was a 27.3% increase over the second quarter of 2005.

Median single-family home prices ranged from $65,200 in Danville, Illinois to $751,900 in the San Francisco/Oakland/Fremont area.

ICICI Bank obtained during these operations suspicious and started to keep a watchful eye on bookings made online at Kingfisher made by credit card and discovered a strange trend in operations performed by a particular user card credit. Hence, the bank has been able to trace the fraud.

When the bank contacted the particular user, he was informed that he was totally ignorant of the transactions and the bank filed a complaint with the Crime Cell of Mumbai police computer.

There was a similar case of a user whose account Citibank of Rs 100.500 has been transferred to another account and filed a complaint. These are some cases of online fraud is using credit cards, there are many more.

when you use a card for a purchase, the bank actually pays the bill in advance. That means, every time a card credit card, you really put yourself in debt. The more you drag, the more you owe the bank. If this happens, why people still carry around cards instead of cash?

The answer to the question above is simple, convenience. With cards that offer attractive credit limit at your disposal, you should not do that kind of money with you wherever you go. When you make a purchase of expensive items, imagine what it would be like without a credit card.

Let me start by saying this article is neither in condemnation nor defence of estate agents, their commissions or practices, it is a reflection on the contrast and similarities between here and other countries ? primarily the UK. We will look at how they charge ? what they do for their money and whether or not it is worth it. I will be playing devils advocate on both parts to balance the equation ? even though by being an agent myself I am naturally going to have a bias.

We will look at how to go about buying or selling a property without an agent. As you would imagine this is will be emotive. Many will agree or disagree with what is said and if that facilitates debate and at least gets you thinking it has achieved its objective ? ?oh no he?s off again ? more controversy?, I hear you cry.

So why has the industry received such a lot of negative press in recent years and is it warranted?

Most of us have experienced buying in Spain and I would bet that most have bought through an agent. There are many anecdotal cases of rip off agents ? people charging what they can get away with? indeed I know of four such cases. But are all agents the same?

As in all walks of life there are good and bad people and it is usually the bad that give the rest a bad name. A lot of foreign agents are probably guilty of nothing more than ineptitude, lack of professionalism and a lack of knowledge. However there can be serious repercussions when things go wrong.

Let?s tackle probably the most contentious issue ? estate agents commissions.

How many times do we hear that estate agents overcharge in Spain? How can UK agents charge 1-2% yet their Spanish counterparts charge 3-6% and more. Let?s set aside the rip off agents and assume the ones we are talking about charge 3-6% fees. What on earth can justify these high charges?

Wait a moment! High charges!

Do you know that in Germany, France, Belgium and Holland the average sales commission is 6% and can be as high as 10%, it is 6% - 7% in the USA. No wonder Dutch and Belgian clients don?t balk at such commissions here But because UK buyers expect to pay 1-2% other countries should follow suit. But we aren?t comparing apples with apples here. According to the API ? the professional body of estate agents similar to the NAEA ? a realistic level of commission is between 3% and 6% depending on the transaction. They even give advice as to what type of properties should attract what type of commissions.

But why are real estate agent commissions so high. If UK agents can make a profit (and they obviously can) from charging 1-2% why cant Spanish agents.

They have an office in town, their catchment area is 5 mile radius and there are probably 10 agents locally compare to Oliva - a small town - there are at least 30 agents probably more home based intermediaries.

UK agents advertise in the local press, have a website and are probably part of a bigger group and/or advertise on a property portal. They give you a valuation of your property, put up a for sale sign and then wait.

Once the buyer enters the office (rather than the agent going to the buyer) they take them to view the house ? or do they? When selling my UK house the agent just sent the people. When an offer is accepted they inform both parties and their solicitors and arrange a mortgage (mainly because they get a commission? but in fairness they have to be regulated to offer mortgage advice).

After sale ? what do they do? I cannot remember the name of one single estate agent that sold my houses in UK (and there have been a few(, none bothered to keep in touch afterwards. So forget after sales service it doesn?t exist.

They also probably sell in the region of 20 -30 properties per month (they have most houses exclusively so if a client wants that house they have to go there) and smaller, more densely populated area. They can also see 5 or 6 clients per day ? or more if there is more than one person in the office.

So in summary then a UK based agent will do the following

1.Value your house and probably have it exclusively or charge you double if you go with another agent

2.Put it in their office window

3.Put it on their website

4.Maybe you will be part of their normal display ad

5.Arrange viewings for you

6.Assist in the negotiation

7.Inform both parties of a sale pending subject to offer.

8.Sit back and wait until the commission is paid

9.All this for between 1 and 2%
